What We Cover

A Thorough Inspection —
Not a Quick Glance

A Cal Coast roof inspection covers every component of your roofing system — not just the shingles. We look for what most homeowners can't see from the ground and what most contractors don't take the time to check.

After every inspection you receive a clear, honest verbal and written summary of what we found — and what it means for your roof's lifespan.

  • Shingle condition — granule loss, cracking, curling, missing sections
  • Flashing around chimneys, skylights, vents, and walls
  • Gutters and drainage — debris, slope, and water flow
  • Soffit and fascia condition
  • Attic ventilation and signs of moisture or mold
  • Storm or impact damage — hail, fallen branches, wind uplift
  • Signs of previous improper repairs
  • Overall remaining lifespan estimate

Cal Coast — When To Get an Inspection
Signs You Need One

When Should You Get a Roof Inspection?

Don't wait for a leak. These are the situations where a professional inspection can save you thousands.

After a Storm

Pacific storms and high winds can cause damage that isn't visible from the ground. Get an inspection within days of any significant weather event in Santa Cruz County.

Before Buying a Home

A standard home inspection often misses roofing issues. A dedicated roof inspection before closing can reveal problems that could cost $10,000+ to fix.

Your Roof Is 15+ Years Old

Asphalt shingles in coastal California often show significant wear after 15–20 years. An inspection tells you exactly how much life is left.

You Notice Staining or Leaks

Water stains on ceilings, damp attic insulation, or visible daylight in the attic are all signs of active roofing problems. Don't wait — water damage compounds fast.

Heavy Redwood Debris

Homes in redwood-heavy areas of Santa Cruz County are susceptible to blocked gutters and accelerated shingle breakdown. Annual inspections are strongly recommended.

Annual Maintenance Check

An annual inspection is the single best way to extend your roof's lifespan. Small issues caught early cost hundreds to fix — ignored, they cost thousands.
